
Options for the estate.
Introduction
With the community feedback to date, MTVH is exploring a redevelopment of the estate, with resident’s views at the heart of decision making.
A redevelopment of Heston Grange will only happen if the majority of residents are in support.
To make sure support is in place, a ballot would take place later in the year. We’ve explored three different options which show that a full redevelopment of the estate would address the main residents concerns below:
Approach 1: Do Nothing, except Ongoing Maintenance
MTVH could keep Heston Grange as it is. Responding to requests from residents as issues arise.
Timeframe: 10-15 years.
There is limited scope to realise benefits for residents.
The buildings are nearing the end of their design life, requiring ongoing maintenance.
The buildings do not meet modern standards of space provision.
There is limited opportunity to increase the energy efficiency of the buildings.
Key Benefits
Approach 2: Refurbishment and Uplift
Add additional new homes on the roofs of the existing buildings, with new stairs and lifts. Repair the existing buildings, including new windows and new insulation to walls where possible. Timeframe: 5-10 years.
It is not possible to find enough space on site to build new buildings at ground level.
There is limited scope to realise benefits for residents.
The installation of new homes will be disruptive with residents needing to move out for the duration of the build.
The new homes will be built to a better standard than the existing homes, creating a difference in quality for new residents.

Approach 3: Full Development
Create new homes on site through demolition and full-redevelopment.
Timeframe: 5-7 years.
The best possibility to bring the most benefits to residents.
New homes for all residents will be built to modern space standards.
New homes will be 100% affordable.
New homes will be energy efficient, comfortable and accessible to all through the use of lifts.
The external areas would be landscaped to provide functional and safe areas of green and play opportunities for children.
The installation of new homes will involve residents needing to move for the duration of the build.
